10 STEPS TO STAGE A ROOM

Staging a room can be broken down into simple, easy steps.  These steps should be used in every room in the house.  These steps work!
  1. Stand in the doorway to evaluate the room (buyers stand there).
  2. Pick the staging point (purpose = focal point).
  3. Make a plan.
  4. De-accessorize.
  5. Divide accessories into two piles; one to keep and one to give up.
  6. Decide what furniture to remove.
  7. Decide what furniture stays.
  8. Arrange the furniture that stays.
  9. Re-accessorize.
  10. Tweak.



STAGING PRIORITIES

Staging starts at the street.  From there the entryway is the first impression on the inside.  Next in priority are the areas of the house that are most important to the buyer. 
  1. Curb appeal
  2. Entryway
  3. Kitchen
  4. Master Bedroom and Bath
  5. Living Areas
  6. Other Bedrooms
  7. Backyard

You should pay attention to every detail of the home, but if budget is a real factor, then you will have to pick and choose your projects carefully according to these priorities. Staging with paint is a cheap and highly effective technique, since it is all labor and requires no substantial investment. Interior lighting is also easy to upgrade and can be as simple as installing the ideal size and wattage bulbs. Home staging with window treatments can be done inexpensively and can really brighten up a home, making it appealing to potential buyers.
